Residential tenancy in Jamaica is governed principally by the Rent Restriction Act, which sets caps on rent for 'controlled' premises and regulates the landlord–tenant relationship. The Rent Assessment Board hears disputes without the cost or delay of a court action. Tenants can also seek free guidance from the Legal Aid Council. Reasonable notice to quit, receipt of rent, and the lawful grounds for possession are all set out in the Act.
